    TITLE:    PROPERTY SPECIALIST – LEASING, MANAGEMENT, AND OPERATIONS                               

    DIVISION/DEPARTMENT: COMMERCIAL LEASING/REAL ESTATE 

     

    SUMMARY OF RESPONSIBILITIES:

    Under direction of the Deputy Director for Commercial Leasing, assist with leasing, management and operations for all real property owned by BPDA from marketing to negotiations and presentation of final proposal for Board of Directors consideration. Properties include but are not limited to Raymond L. Flynn Marine Park (RLFMP), Charlestown Navy Yard (CNY) and other Boston Planning & Development Agency (BPDA) owned properties. 

     

    GENERAL DUTIES AND RESPONSIBILITIES:

    The general duties and responsibilities of the position are included in, but not limited to, the information listed below.

    • Negotiate the lease of available industrial and commercial real estate located within the Raymond L. Flynn Marine Park, Charlestown Navy Yard, and other BPDA owned commercial properties.
    • Perform market analysis to properly price BPDA commercial real estate
    • Contact appraisers, brokers, and other third parties as required to obtain real estate information
    • Procure complex real estate appraisals and review for compliance with the Uniform Standards of Professional Appraisal Practices
    • Assist in ongoing management and operations of the RLFMP, CNY and other BPDA properties
    • Coordinate with BPDA operations staff on tenant issues and tenant improvement buildout requirements.
    • Assist in logistical planning and implementation of major events
    • Represent BPDA when interacting with varied tenant and stakeholder interest
    • Oversee daily maintenance of all real property, solicit vendors, coordinate third party technical support for equipment, including but not limited to elevator inspections & maintenance, security alarms, security cameras, and the like.
    • Coordinate street closings, police details, and permitting for construction projects on BPDA property.
    • Manage special projects as assigned
    • Prepare reports, memorandum, recommendations and other materials for BPDA Board consideration.
    • Make presentations to BPDA Board as required.
    • Coordinate with BPDA Lease and Contract Administrator to ensure that BPDA Lease and contract databases are kept current and that appropriate lease and contract documentations are uploaded timely.
    • Assist other City of Boston departments upon request
    • Perform other related duties as required.

     

    QUALIFICATIONS:

    Work requires a Bachelor’s degree in Business Administration, Real Estate, Public Administration or related public sector field plus at least 5-10 years of related experience which includes progressive responsibilities in property management, tenant relations, real estate sales/leasing, facilities management and or building systems maintenance and operation. Must have excellent negotiation and organizational skills with exceptional oral and written communication skills. Ability to manage multiple projects simultaneously and work independently with limited supervision in a small cohesive work department. Must hold or be willing to immediately obtain a Commonwealth of Massachusetts Real Estate Salesperson license. Proficiency in Microsoft Word and Excel required. 

     

    WORK ENVIRONMENT:

    Normal office environment; occasional site visits.

     

    PHYSICAL REQUIREMENTS:

    Little or no exertion; occasional local travel; may require frequent walking or standing in course of leasing and management of property/facilities.
